For default in the payment of debt and performance of an obligation secured by a Deed of Trust, executed by Edward L. Carlton and Sue E. Carlton, husband and wife, dated August 25, 1997, recorded in Book 171 at Page 79, in the office of the Recorder of Deeds of Daviess County, Missouri, the undersigned Substitute Trustee, will, on Wednesday, the 28th day of February, 2001, between the hours of 9:00 a.m. and 5:00 p.m., at the South front door of the Daviess County Courthouse in Gallatin, Daviess County, Missouri, sell at public venue, to the highest bidder for cash, the real estate legally described in the Deed of Trust, located in Daviess County, Missouri, as follows:
Beginning at a point 477 feet West of the Northeast Corner of the Northwest Quarter of the Northwest Quarter of Section Three (3). Township Fifty-eight (58) of Range Twenty-nine (29) thence Southeasterly to a point 493 feet South of the Northeast Corner, thence North to said Northeast Corner, thence West on the North line of said Section Three (3) to the Place of Beginning. Also a Part of the Northwest Quarter of the Northwest Quarter of Section Three (3). Township Fifty-eight (58) of Range Twenty nine (29) described as follows: Commencing at the Northwest Corner of a tract conveyed by Charles B. Murphy and Zetta E. Murphy, his wife, to the Trustees of Consolidated School District No. 3 of Winston, Daviess County, Missouri, by Warranty Deed dated August 13, 1948, recorded in Book 163 at page 352, in the Office of the Recorder of Deeds of Daviess County, Missouri, running thence South along the West side of said tract a distance of 313 feet, thence on a line in a Northeasterly direction to a point on the North or Northeast line of the aforesaid tract which is 310 feet Southeast of the Point of Beginning thence Northwesterly 310 feet to the point of beginning. The point of beginning of the tract hereby conveyed is more definitely described and located as follows: Beginning at a point 1.93 chains (127.38 feet) North of the Southeast Corner of the Northwest Quarter of the Northwest Quarter of said Section Three (3), the same being a point on the North line of Third Street in the Town of Winston, running thence in a Southwesterly direction 24 Links, thence North 94 Links, thence North 48 Degrees and 30 Minutes West 2.39 Chains, thence West 4.32 Chains, thence North 906.74 Feet to said Point of Beginning. Also Beginning at the Northwest Corner of the Northeast Quarter of the Northwest Quarter of Section Three (3). Township Fifty- eight (58) of Range Twenty-nine (29) running thence South along the West line of said Quarter Quarter Section to the North line of Third Street in the Town of Winston, Missouri thence Northeasterly along the North line of said Third Street to a point immediately North of the Northeast Corner of Block Five (5) in said Town of Winston on the West line of Davis Street in said Town. Thence in a Northwesterly Direction along the West line of said Davis Street to the North line of the Northeast Quarter of the Northwest Quarter of Section Three (3), thence West to the Place of Beginning, excepting therefrom a strip of land 2 rods wide East and West by 40 Rods along North and South Out of the Southwest Corner, and further excepting therefrom a triangle of land immediately East of said strip of land described as beginning at a point on the North line of said Third Street 127.38 feet North and 33 feet East of the Southeast Corner of the Northwest Quarter of the Northwest Quarter of said Section Three (3), thence in a Northeasterly Direction along the North line of the said Third Street 147 feet thence in a northwesterly Direction to a point 260 feet North of the Beginning Point, thence South to the Place of Beginning; subject to all existing public roads and highways and easements of record, if any:
to satisfy said debt and costs.
